A Development Application (DA) is a formal request for consent to carry out development. This type of Development Approval is the most common way of getting building approval in NSW.
A Complying Development (CDC) is a faster approval process, while ensuring stringent planning and environmental requirements are met through a set of prescribed approval conditions and determined by a council or private certifier without the need for a full DA.
However DA's can be time intensive, and still require a subsequent Construction Certificate before construction can commence. So often splitting works between the two can speed the construction process.
The team at mm+j have recently concurrently submitted a DA for the swimming pool and CDC for the first floor extension for this home in Balgowlah. As seen by the below rendered images this enables the build to be fast tracked as opposed to completing separately.
Consider this when next speaking to an architect about your proposed design works.
